Explain this result

Capital gain = sale price − purchase price − expenses = ₹3,00,000. You held the asset for 4 years 4 months, so it is a long-term gain under FY 2026-27 rules.

Tax = taxable gain ₹1,75,000 × 12.50% = ₹21,875, plus 4% cess ₹875: ₹22,750.

An asset becomes long-term when it is held for more than 12 months (listed shares, equity funds, gold ETFs) or 24 months (property, physical gold). For property bought before 23-07-2024 we also compare 20% with indexation (indexed cost ₹0) and use the lower tax.
