How lenders see your monthly income
New home loan EMI₹50,000
Existing EMIs₹0
Left for living expenses₹50,000
Explain this result

Lenders cap all your EMIs at a share of your take-home pay called FOIR. We assume 50.00%, so your EMIs can total ₹50,000 a month. After existing EMIs of ₹0, up to ₹50,000 is left for a new home loan EMI.

The loan that EMI can repay over 20 years at 8.50% is EMI × ((1 + r)n − 1) ÷ (r × (1 + r)n) = ₹57,61,542.

Actual eligibility also depends on your age, credit score, employer, property value (banks usually lend up to 75–90% of it) and the bank's own FOIR.

Worked example

With a net monthly income of ₹1,00,000, no other EMIs and a 50% limit, you can afford an EMI of ₹50,000. At 8.5% for 20 years, that supports a loan of about ₹57.6 lakh.

How lenders decide

  • FOIR (fixed obligation to income ratio): the share of take-home pay that can go to all EMIs, usually 40–60%.
  • Age and tenure: most lenders want the loan repaid by 60–70 years of age.
  • Credit score: a CIBIL score of 750+ gets better rates. Errors in your report? See how to dispute CIBIL errors.
  • Property value: the loan is capped at 75–90% of the property value.

How to improve eligibility

  1. Close small loans and credit card dues first.
  2. Add a co-applicant with income.
  3. Choose a longer tenure (but check the extra interest with the home loan EMI calculator).
